Senior Quantity Surveyor / Commercial Lead

About the Role

Sphere Solutions are working with a growing regional contractor to recruit an experienced Senior Quantity Surveyor / Commercial Lead for a landmark £31 million multi-storey residential development in Exeter.

This is an exciting opportunity to take ownership of the commercial function on a flagship project from pre-construction through to completion. Working closely with the project team, you’ll lead procurement, cost control, subcontractor management, and financial reporting to ensure the successful commercial delivery of the scheme.

Key Responsibilities

• Lead the commercial delivery of a major residential development
• Manage subcontractor procurement and JCT subcontract packages
• Prepare monthly cost reports, forecasts, and valuations
• Assess subcontractor applications and issue Payment and Pay Less Notices
• Manage variations, supplier payments, and final accounts
• Monitor project costs and identify commercial risks and opportunities
• Work closely with the project team to ensure commercial success throughout delivery
• Build and maintain strong relationships with clients, subcontractors, and suppliers
• Ensure compliance with contractual obligations and company procedures

About You

• Previous experience as a Senior Quantity Surveyor or Commercial Lead
• Main contractor experience delivering large construction projects
• Strong knowledge of JCT contracts
• Excellent commercial, procurement, and cost management skills
• Experience managing subcontractor accounts and financial reporting
• Ability to work independently and take ownership of a major scheme
• Strong communication and stakeholder management skills
