The Role – What You’ll Be Doing

As Quantity Surveyor, you will be responsible for the financial management of projects from start to completion. Key duties include:

  • Managing subcontractor accounts from procurement to final account.
  • Preparing and submitting valuations.
  • Conducting material take-offs to assist with procurement.
  • Assisting with cost reporting and commercial administration.
  • Producing final accounts and assisting with project close-out.

What We’re Looking For

  • Experience as a Quantity Surveyor working for a main contractor or regional contractor.
  • Experience within refurbishment projects is essential.
  • CSCS card (current).
  • Ability to work independently and manage your own workload.
  • Strong communication and negotiation skills.
  • Full UK driving licence.

About the Role
As Design Manager, you will play a critical role in ensuring the smooth coordination and management of the design process across multiple refurbishment projects. From pre-construction through to project completion, you will be responsible for managing design risks, ensuring compliance, and making sure designs are practical, cost-effective, and aligned with the project brief.

Key Responsibilities

  • Manage and lead the design process for internal and external refurbishment projects
  • Collaborate with clients, consultants, architects, and internal teams to develop coordinated design solutions.
  • Review and manage design documentation, ensuring accuracy, compliance, and buildability.
  • Oversee design programme timelines, ensuring design information is available when required to support construction delivery.
  • Identify and mitigate design risks, working proactively to resolve issues before they impact the project.
  • Ensure designs remain within project budgets, working closely with the commercial team to identify value engineering opportunities.
  • Attend and contribute to design team meetings, progress reviews, and client presentations.
  • Ensure all designs comply with building regulations, industry standards, and client requirements.

Key Requirements (Skills & Experience)

  • Proven experience managing design processes on refurbishment, fit-out, or construction projects.
  • Experience working for a main contractor (essential).
  • Strong knowledge of building regulations, planning, and construction legislation.
  • Excellent communication skills, with the ability to coordinate multiple stakeholders and influence decisions.
  • Relevant construction or design qualification (Degree/HNC/HND).
  • Strong understanding of technical design packages, including AutoCAD, Revit (desirable).
  • A proactive, problem-solving approach, with the ability to manage design risk effectively.
  • Full UK driving licence.

Assistant Quantity Surveyor

Sphere Solutions are working in partnership with an award-winning housing developer to recruit an Assistant Quantity Surveyor to join their Exeter office, working across sites in Plymouth and Exeter.

Playing an integral part of the team, you will report to the Commercial Manager and work closely with a Senior QS to assist the commercial delivery of new build housing sites.

Trainee level candidates are encouraged to apply, but would need to have experience.

Suitable candidates will possess the following:

  • HNC/Degree qualified ideally
  • Must have a good understanding and knowledge of construction methods and materials.

The Quantity Surveyor will support project leaders in generating a high standard of service delivery, achieving successful outcomes, capturing and sharing knowledge across projects and enhancing our culture of innovation.

The role holder will manage contract administration, risk management, and negotiation effectively to deliver the agreed profitability and cash projections, inform line management, and seek guidance as and when required.

Key Accountabilities:

  • Communicate and liaise with the system sub-contractor.
  • Ensure commercial compliance with current contracts, protecting the position of the company.
  • Report to the Commercial Manager/ Project Director and other appropriate stakeholders about the subcontract status.
  • Assist senior staff in pricing variations – this will not just be mechanical and electrical scope.
  • Support the Commercial and Contract Managers with monthly project cost reports and progress reports.
  • Provide provision, when required to the rest of the team on managing other subcontract lifecycles, participating in procurement, tendering, contract administration, variations and work packages management.
  • Measurement of quantities.
  • Preparation of monthly financial statement of anticipated Final Account detailing the status of variations (budget, submitted, agreed), in conjunction with project management.
  • Assist with monthly work-in-progress reports in conjunction with project manager/ project director.
  • Lead by example as a role model for Sacyr’s values and professional standards
  • Manage delegated resources (e.g., budgets, equipment, and contracts) as appropriate, to ensure value for money.

Essential Criteria:

  • Minimum BSc in Quantity Surveying or equivalent
  • 4 years of post-graduate experience in a similar role
  • Previous NEC contract experience (NEC3 or NEC4 option C)
  • Demonstrable negotiation and presentation skills
  • Ability to work on own initiative, prioritise work to deadlines and pay attention to detail.
  • Excellent time management and organisation ability combined with good problem-solving skills.
  • Excellent written and oral communication skills and the ability to effectively analyse and communicate complex ideas and information to a range of audiences and stakeholders.
  • Familiar with IT software in particular the Microsoft suite; including Excel, Outlook, PowerPoint, Word.

The Site Engineer for the reinforced concrete, timber and steel frames will assist the Site Manager responsible for those work packages.

The role holder is required to develop and maintain relationships with their own line manager and other members of the project team.

Responsibilities:

  • Understand the design and construction methodologies that relate to the project’s RC, timber and steel structures.
  • Assist the Site Manager with coordination, planning and management of the construction of the RC, timber and steel structures.
  • Assist the Site Manager with their responsibilities for health, safety, quality and environment.
  • Assist the Site Manager with communicating design and construction information to the project team and subcontractors..
  • Actively engage in ensuring that health and safety standards are met in accordance with legislation and the UK’s Occupational Health & Safety Management System.
  • Ensure that the requirements of the project’s Quality Plan are followed.
  • Additional duties associated with the role are determined by the project’s management.

Essential Criteria

  • BSc / MSc construction-related degree or 3 years of experience in a similar role on RC, timber and steel structures.
  • Attention to detail with excellent analytical and problem-solving skills.
  • Excellent working knowledge of Microsoft Software packages: Word, Excel, Teams and Outlook.
  • Ability to work independently and handle multiple tasks.
  • Good leadership, motivational and people management skills.
  • Good written and verbal communication skills.
  • Comfortable interacting with all levels of management of multiple disciplines.
  • Interpersonal skills and ability to work well with others, both internal and external.

Desirable Criteria:

  • Membership (or working towards) of a related professional body e.g. Institution of Civil Engineers (ICE), Chartered Institute of Building (CIOB)
  • Knowledge of ISO 9001, ISO 14001 and ISO 45001 standards.
  • Being fully aware of and actively complying with companies’ policies and procedures relevant to your own responsibilities and to corporate policies and procedures including equality, sustainability and the environment, health and safety and data protection.
