We have a unique opportunity for an experienced Site Manager to join an award-winning team to deliver a new-build housing site in Helston.

Working with an experienced team, you will take charge of delivering this unique site. With a considered and realistic build programme, quality and delivery are at the forefront of this site, ensuring a high-end unit is handed over every time.

You will take charge of on-site teams, including sub-contractors, on-site health & safety and material control. You will be responsible for the site’s short-term programming and reporting on site progress.

To be considered for this role, you will need to have good volume housing and experience of building with timber frame.

SMSTS, CSCS and First Aid at Work will all be required and ideally, you will have a trades background and have worked with the local supply chain.

Initially offering a Fixed Term Contract, for the right individual this could be a permanent opportunity.

Candidates must be willing to work weekends and travel to sites across Devon.

Key responsibilities:

  • Successfully qualify and close sales and support the sales process through to legal completion
  • Maintaining the highest level of customer satisfaction to all customers
  • Ensure show homes/sales office presentation meets departmental standards
  • Being fully aware of all of the benefits and unique selling points of each home
  • Assist in market research to support the department
  • Be able to hand over the customer’s new home
  • General marketing duties
  • General Administration

Suitable candidate:

  • Previous experience in a similar role within housebuilding, estate agency
  • Have knowledge of the construction industry and property markets
  • Proven experience meeting and exceeding sales targets
  • Able to fully commit to the working hours and days required.
  • Excellent communication skills
  • Professional telephone manner
  • Experience in a sales environment
  • Excellent sales and customer service skills
  • Ability to influence, persuade and negotiate
  • Driving license and own transport

Senior Site Manager

Our client, an award-winning residential developer is recruiting for an experienced Housing Site Manager to work on a large unit site near St Austell. With a healthy land bank and clearly structured management team, this will suit an experienced manager with experience in NHBC processes and timber frame build methods.

As an experienced Site Manager, you will take responsibility for the production of all units, on-site health and safety management and the management of sub-contractors. Reporting to you will be a full site team consisting of an Assistant Site Manager and a permanent forklift and labourer as a minimum.

Suitable candidates will have a proven track record in house building at a similar level, together with knowledge of modern construction methods, processes and current health and safety legislation. Strong organisational and communication skills are also required. Good local supply chain knowledge will be essential.

Sphere is currently looking to recruit a Responsive Maintenance Supervisor for a successful, long-standing contractor in Cornwall to manage and maintain all reactive works on large portfolio of properties across the region.

Key Responsibilities

  • Manage and coordinate all Trades staff.
  • Ensure work is carried out to timescales and quality and standards are always being met
  • Liaise with contractors, clients and owners, resolving any issues/complaints.
  • Carry out inspections before and after work is undergone.

 Key Requirements

  • NVQ Qualification or equivalent in a relevant building trade
  • Good understanding of Asbestos health and safety regulations
  • On rota for emergency call-outs
  • Previous management/supervisor experience in a similar role.
  • Understanding and knowledge of multiple trade disciplines
  • Excellent rapport-building and customer service skills

Due to a recently awarded housing regeneration project they are looking for a Senior Quantity Surveyor to join their team on a permanent basis.

Our challenge is to find a suitably experienced Senior Quantity Surveyor who will work on an initial £10m + residential new build housing scheme. You will be site based, reporting to a Commercial Manager and overseeing all financial responsibilities for the site.

The ideal candidate will have a minimum of 10 years’ experience in a similar role. You will be able to demonstrate experience of delivering contractor or housing developments in excess of £10m.

It is essential you are familiar with;

  • Producing cost plans
  • Producing commercial reports
  • Reporting to a Commercial Manager
  • Supply chain procurement
  • Valuations / CRV
  • Monthly reporting on costs, profit and loss

It is with great opportunity that Sphere Solutions are currently assisting to recruit a Project Manager for a development organisation in the heart of Cornwall.
With an investment and development partnership ethos, this organisation is currently on the search for a Project Manager. The sole purpose is to manage multiple projects from design through to handover and aftercare, ensuring a quality build, safely and to agreed budgets and time scales. Project will be varied including, residential and mixed-use developments across Cornwall.

The role:

  • Manage project budgets / take charge of numerous construction project teams
  • Manage performance, ensuring successful delivery of construction projects.
  • Implementing contracting and procurement strategy, including the appointment of contractors and suppliers
  • Lead monthly project meetings, pre-construction, and construction stages, producing build programmes and review design / technical approvals.
  • Liaise with the development teams, understanding sales & lettings to build programme, accounting for section 106 agreements.
  • Manage risk and opportunity, ensuring build costs are controlled, attending CVR meetings, reviewing over costs and variations.
  • Monitor and inspect projects, ensuring quality and safety of all sites.

The Person

  • This role is an integral appointment for the operational team and will require similar experience and knowledge to be considered.
  • Significant experience working within the construction industry, managing complex projects or portfolios.
  • Both developer & construction experience is preferred, ideally working within a client-side environment would be preferred.
  • Full project lifecycle knowledge including design, development, procurement, build, commissioning, and handover.
  • Excellent commercial and financial awareness on £multi-million schemes
  • Degree qualified or equivalent within a construction-related discipline and preferably a membership of a professional organisation.
