I’m working with an award-winning house builder to recruit an experienced Residential Senior Site Manager to join their team on a large-scale development on the outskirts of Plymouth.

The appointed person will be responsible for organising and managing resources, directing the successful management of your designated projects and ensure the programme is to plan and within budget.
Suitable candidates:
- Must have housing experience but a proven track record of building volume residential schemes (preferably timber frame)
- SMSTS, First Aid at Work & CSCS card
- Proven ability to manage projects and deliver quality work on time and within budget
- Proficient in MS Office programmes, particularly Work & Outlook

Role Overview:
As the Regional Design Manager, you will oversee and coordinate the design management function across the South West and South East regions. Managing a team of Design Managers, you will ensure that projects are designed and delivered to the highest standards, on time, and within budget. Reporting to the Operations Director, you will play a crucial role in supporting pre-construction and project delivery, ensuring alignment between design intent, client expectations, and construction execution.
This senior-level position is based in Bristol, with occasional travel to the company’s head office in London.
Key Responsibilities:
- Leadership and Team Management:
- Lead and manage a team of Design Managers across the South West and South East regions.
- Provide mentorship, training, and support to ensure the team delivers high-quality design solutions.
- Foster collaboration and strong communication between the design team, site teams, and other departments.
- Design Management:
- Oversee the coordination of all design activities during pre-construction and construction phases.
- Ensure design documentation aligns with project requirements, technical specifications, and building regulations.
- Manage design risks, identifying and resolving issues that may impact project delivery.
- Client Liaison:
- Act as the main point of contact for clients, consultants, and stakeholders regarding design matters.
- Build and maintain strong relationships with clients to ensure their expectations are consistently met or exceeded.
- Project Oversight:
- Support the delivery of high-specification projects, ensuring design integrity throughout the lifecycle.
- Work closely with the project teams to integrate design with construction processes.
- Review and approve designs, ensuring compliance with quality standards, budgets, and schedules.
- Strategic Contribution:
- Collaborate with the Operations Director and other senior leaders to improve design management processes.
- Contribute to business development by supporting tendering and bid processes with design expertise.
- Monitor industry trends and innovations to keep the company at the forefront of high-end construction and refurbishment.
Key Requirements:
- Proven experience in design management, ideally within the high-spec residential construction and refurbishment sector.
- Demonstrable track record of managing and leading design teams across multiple projects and regions.
- Strong understanding of building regulations, technical specifications, and construction processes.
- Excellent client-facing skills and the ability to build strong relationships with stakeholders.
- Exceptional organizational, problem-solving, and communication skills.
- Willingness to travel within the South West, South East, and occasionally to London.

About the role….
- Take responsibility for delivering profitable development opportunities to meet targets and programmes
- Progress and manage the planning processes
- Provide town planning advice
- Assess planning risks prior to land purchase, considering all planning issues and investigate to quantify any risks
- Consider all planning issues in connection with the land e.g. archaeological, ecological, highways, services, TIA’s, EIA’s, BNG, etc
- Attend meetings with Parish Councils and other bodies as appropriate.
- Assess and respond to Committee agendas / reports and represent the Company at planning committees
- Ensure that the Development Director is advised of all matters at all times
- Liaise with in-house or external architects
- Prepare project development assessments
