Minor Works Operations Manager

We are looking to recruit a Quantity Surveyor to join a MoD projects team. This role will see you work on a variety of projects ranging in value up to £10m across both Construction and Facilities Management.

Projects will vary and range from £250k up to £10m, encompassing small refurbishments and alterations through to new build projects. Working in a sizable commercial team you will have several sites to financially oversee.

As a Quantity Surveyor you will be responsible for helping to estimate costs, quantities and project timelines and providing business support to the Projects Team regarding project costs and risks.

This will include procuring sub-contractors, valuations, cost reporting and providing cost advise and support to the Billable Works Team.

 To be considered:

  • Experience in a similar role either within construction / or Commercial Property Maintenance
  • HND/Foundation Degree level qualification in a construction related subject.
  • Experience of developing cost models, risk analysis and management, preparation of proposals and tenders and dispute resolution.
  • Good IT skills are a must, in particular Excel.
  • Excellent communication, negotiation and organisational skills are essential, as well as the ability to build positive working relationships at all levels
  • Due to the vetting requirements we can only accept applications from British Nationals who are able to pass SC Clearance.

Sphere is currently looking to recruit a Responsive Maintenance Supervisor for a successful, long-standing contractor in Cornwall to manage and maintain all reactive works on large portfolio of properties across the region.

Key Responsibilities

  • Manage and coordinate all Trades staff.
  • Ensure work is carried out to timescales and quality and standards are always being met
  • Liaise with contractors, clients and owners, resolving any issues/complaints.
  • Carry out inspections before and after work is undergone.

 Key Requirements

  • NVQ Qualification or equivalent in a relevant building trade
  • Good understanding of Asbestos health and safety regulations
  • On rota for emergency call-outs
  • Previous management/supervisor experience in a similar role.
  • Understanding and knowledge of multiple trade disciplines
  • Excellent rapport-building and customer service skills
  • Proficient in the use of IT systems and software
  • Hold Valid Driving license and access to own vehicle

Minor Works Operations Manager

We are seeking an experienced Operations Manager to oversee a programme of minor works for an established client. With a long-standing client base, working across MoD, education and healthcare sectors, as an Operations Manager, you will oversee and manage site teams, sub-contractors. At the same time ensuring high quality and safety standards are delivered to clients throughout Cornwall and South Devon.

The role:

  • Managing a programme of minor work, site teams and specialist sub-contractors
  • Attending site, scoping and quoting work
  • Working alongside and supporting the Contract Manager and Contract administrative teams to develop the weekly labour planner. Ensuring all materials and plant are arranged and on-site in line with the planner.
  • Maintaining company material stock levels and vehicle stock
  • Overseeing site resource, developing the teams, and identifying training requirements/areas for improvement
  • Client liaison, ensuring quality standards are met.
  • Production and review of site and job-specific documentation – Risk and Method Statements, Toolbox Talks and Standard Operating Procedures etc.
  • Delivering reactive and planned project works
  • You must be able to deliver a positive and strong representation of the company with emphasis on winning works and growing the Small Works Division

The person:

  • Experience in a similar role and preferably with a recognised trade
  • Strong knowledge of construction processes, methods, and materials
  • SMSTS, SSSTS
  • Excellent IT, organisational and time management skills
  • Be able and happy to travel across Cornwall and South Devon
