Site Manager – Maintenance

Location: West Cornwall
Salary: £40,000–£45,000
Type: Permanent, Full-Time

About the Role

This is an excellent opportunity to join a growing business delivering retrofit, refurbishment, and decarbonisation projects across the social housing sector.

As Site Manager, you’ll be responsible for the safe and efficient delivery of energy efficiency and refurbishment works across occupied properties, ensuring projects are completed to the highest standards of quality, safety, and customer satisfaction.


Key Responsibilities

  • Manage the safe and efficient delivery of retrofit and energy efficiency works across occupied social housing properties
  • Coordinate site teams, subcontractors, and suppliers
  • Ensure works comply with PAS standards and current Building Regulations
  • Carry out regular site inspections to monitor quality, health & safety, and programme
  • Work closely with Retrofit Coordinators, Resident Liaison Officers, and project teams to deliver a positive customer experience
  • Attend client and internal progress meetings
  • Ensure resident concerns and complaints are dealt with professionally and efficiently
  • Maintain accurate site records and project documentation
  • Promote a positive health & safety culture across all projects

About You

  • Proven experience as a Site Manager within construction, refurbishment, or property maintenance
  • Experience delivering retrofit or energy efficiency projects (highly desirable)
  • Good understanding of PAS 2030, PAS 2035, and current Building Regulations
  • Strong knowledge of Health & Safety legislation and CDM requirements
  • Strong IT skills with experience maintaining project records
  • SMSTS, First Aid at Work, and CSCS Card (preferred)
  • Full UK Driving Licence

As Contracts Manager, you’ll be responsible for overseeing the successful delivery of multiple maintenance and refurbishment contracts, ensuring projects are completed safely, on time, within budget, and to the highest standards of quality and customer satisfaction.


Key Responsibilities

  • Manage social housing maintenance and refurbishment contracts from inception to completion
  • Monitor contractor performance against KPIs, SLAs, and budgets
  • Support procurement activities, including tender evaluation and contract awards
  • Carry out regular site visits to monitor quality, progress, and compliance
  • Manage contract variations, claims, and commercial matters
  • Build and maintain strong relationships with clients, residents, subcontractors, and internal stakeholders
  • Produce regular progress, financial, and performance reports
  • Ensure projects are delivered in line with company procedures and contractual obligations
  • Promote high standards of health, safety, and customer service across all contracts

About You

  • Previous experience managing maintenance, refurbishment, or property services contracts
  • Strong knowledge of social housing, construction, or property maintenance
  • Experience managing budgets, programmes, and contractor performance
  • Good understanding of Health & Safety legislation and CDM Regulations
  • Excellent communication and stakeholder management skills
  • Strong organisational skills with the ability to manage multiple projects simultaneously
