Reporting to the Branch Manager, you will work closely with the site teams to ensure all contracts within the branch are running in a safe working environment, develop project-specific programmes and ensure correct resources are available to allow the contracts team to deliver their projects on time, to specification and budget.

Specific duties and responsibilities will include:

  • Assist with the mobilisation and setup of all projects, larger projects should have a mobilisation plan established and followed. Works will include EWI, Solar Panel & decarbonisation.
  • Develop suitable programmes of work with the management team.
  • Implement weekly labour plans across all contracts to review resources.
  • Manage the Project Managers weekly review of labour targets, to ensure compliance. Non-compliance should be reported.
  • Regularly check and audit purchases, and timesheets to deter fraud.
  • Ensure all operatives behave in a courteous and polite manner, in line with the company code of conduct.
  • Actively manage project operations staff, reporting to the Branch Manager on all operational matters.

Suitable candidates will possess the following:

  • Must be a passionate leader, a good listener and a natural problem solver.
  • Must have experience working in a similar role with a contractor, working on refurbishment/retrofit/maintenance/construction projects.
  • HNC in construction or equivalent.
  • SMSTS, CSCS and in-depth knowledge of Health & Safety.
  • Good knowledge of the industry and a wide range of local contacts.

You will work closely with and be responsible to an experienced Estimator and assist with all commercial and pre-construction functions of the Exeter office. Projects range from £100,000-£2million. They work within healthcare, educational, commercial, industrial and small-scale residential.

Duties will include:

  • Obtain quotes/prices from the supply chain
  • Read and interpret drawings for measurements
  • Assist with tender documentation
  • Coordinating and answering enquiries
  • Commercial administration

Reporting to the Commercial Manager, you will manage the financial aspects of contracts including sub-contractor procurement, invoicing and payment management, through to the final account. Projects will be varied and include; fire stopping, retrofit – PV installations and general planned maintenance works across social housing and commercial clients.

Specific duties and responsibilities will include:

  • Supply chain procurement
  • Ensure tenders are prepared by measuring and calculating rates
  • Measure and prepare cost estimates for contracts and tenders
  • Ensure all work issued has labour targets to return agreed margins
  • Ensure production targets are issued and contract CVR’s are set
  • Valuations and final accounts

Suitable applicants will possess the following:

  • Previous experience in a quantity surveying role, ideally within contracting, maintenance or fire-stopping
  • Knowledge of the financial and contractual elements of projects
  • Able to manage a contract from inception to final account, understand all costing and expected budgets

The opportunity will offer variation and as the Project Manager you will take responsibility for delivering multiple construction projects simultaneously at any one time, ranging from building fabric to M&E upgrades through to internal repairs.

This will include – Working with the client to plan the delivery of the projects, managing subcontractors, ensuring on-site health and safety is compliant, working within CDM regulations and ensuring projects are delivered within both the programme and budget. Manage and support the client’s expectations, progress reports and delivery time scales. Strong commercial awareness and technical ability will be required.
The candidate:

  • HNC, or equivalent, level qualification in a Building/Civil Engineering or Electrical/ Mechanical Engineering or a related discipline or equivalent experience
  • Experience of managing construction, property maintenance programmes of work, and working in an MoD environment will be advantageous.
  • SMSTS and Asbestos awareness
  • Good supply chain management and local knowledge
  • Full Driving License
  • Excellent IT skills – MS Office and any experience of using CAFM will be an advantage.

Sphere Solutions is seeking a skilled Contracts Manager specialising in Fire-Stopping for a reputable contractor in Cardiff, South Wales. This permanent position offers the chance to join a leading firm in the passive fire industry.

About the Role:

As a Contracts Manager, you will oversee fire-stopping contracts from inception to completion. Your key responsibilities will include:

  • The ability to be able to take a project from initial enquiry to completion.
  • Effectively manage and run a team.
  • Preparation of Risk Assessments and Method Statements for each contract, ensuring operatives sign and records are retained in the contract file, for HSE inspection if ever needed.
  • Liaising directly with sub-contractors/directly employed staff including planning critical dates and organising labour, materials (organising the logistics of delivery/material ordering and transportation of materials to site), plant and accommodation where appropriate, with admin support.
  • Responsible for management of each contract ensuring that each project is delivered smoothly on time and within budget.
  • Contracts Manager to be issued with a budget and timescale for each project and to hit the budget targets.
  • You will be expected to manage more than one contract at once and visit site, providing the office with site reports, carrying out toolbox talks and checking plant maintenance records.
  • Liaise with site managers and customers managing their expectations
  • Preparation of operation and maintenance manual and handover on completion with client.

The Candidate:

  • Previous experience working as a Contracts Manager
  • Thorough Knowledge of relevant legislation, fire-stopping products
  • Ideally experienced in interior finishing and refurbishment
  • Ability to undertake site surveys to scope and select appropriate solutions to the issues presented
  • Understanding of the importance of collating evidence for all completed works using systems such as bolster or site audit pro
  • Capable of overseeing numerous projects and directly employing operatives and subcontractors.
  • Strong communication skills, both written and verbal
  • Ability to produce health and safety documentation in line with current legislation
