Are you an experienced Site Manager with a background in new build housing? We’re working with a well-established contractor seeking a driven individual to lead the delivery of a high-quality timber frame residential development in a sought-after North Cornwall location.
The Role
- Manage the day-to-day running of a timber frame housing development.
- Lead site teams, subcontractors, and trades to deliver the programme safely and efficiently.
- Ensure exceptional build quality and customer satisfaction.
- Maintain high standards of health & safety and site compliance.
- Liaise with Contracts, Technical, and Commercial teams to ensure successful project delivery.
About You
- Proven experience managing new build residential developments.
- Background working for a house builder or residential contractor.
- Experience with timber frame construction is highly desirable.
- Strong leadership, organisational and communication skills.
- SMSTS, CSCS and First Aid qualified.

Technical Coordinator

Our client is an award-winning housebuilder delivering high-quality, distinctive residential developments across Cornwall. With a strong pipeline of projects, they are looking to strengthen their technical team with the appointment of a Technical Coordinator.
This is an excellent opportunity to join a well-established business and play a key role in coordinating technical information and working drawings to support the successful delivery of residential developments.
The Role
- Manage projects from design through to completion.
- Coordinate consultants, subcontractors and site teams.
- Manage planning, Building Control and NHBC approvals.
- Lead technical coordination of architects, engineers and M&E consultants.
- Assist with technical approvals, including:
- Section 104
- Section 38
- Section 278 agreements
- Attend and occasionally chair pre-start meetings, coordinating project mobilisation.
- Support the Land and Planning teams with the discharge of planning conditions.
What We’re Looking For
- Proven experience as a Technical Coordinator or Technical Manager within new build housing.
- Strong understanding of the residential development process from design through to completion.
- Experience coordinating consultants and design teams.
- Knowledge of planning, Building Control and NHBC requirements.
- Experience securing technical approvals, including Section 38, Section 104 and Section 278 agreements.
- Full UK driving licence.

About the Role
Sphere Solutions are working with a growing regional contractor to recruit an experienced Senior Quantity Surveyor / Commercial Lead for a landmark £31 million multi-storey residential development in Exeter.
This is an exciting opportunity to take ownership of the commercial function on a flagship project from pre-construction through to completion. Working closely with the project team, you’ll lead procurement, cost control, subcontractor management, and financial reporting to ensure the successful commercial delivery of the scheme.
Key Responsibilities
- Lead the commercial delivery of a major residential development
- Manage subcontractor procurement and JCT subcontract packages
- Prepare monthly cost reports, forecasts, and valuations
- Assess subcontractor applications and issue Payment and Pay Less Notices
- Manage variations, supplier payments, and final accounts
- Monitor project costs and identify commercial risks and opportunities
- Work closely with the project team to ensure commercial success throughout delivery
- Build and maintain strong relationships with clients, subcontractors, and suppliers
- Ensure compliance with contractual obligations and company procedures
About You
- Previous experience as a Senior Quantity Surveyor or Commercial Lead
- Main contractor experience delivering large construction projects
- Strong knowledge of JCT contracts
- Excellent commercial, procurement, and cost management skills
- Experience managing subcontractor accounts and financial reporting
- Ability to work independently and take ownership of a major scheme
- Strong communication and stakeholder management skills

About the Role
Are you an experienced Buyer with a background in new build residential construction looking to join a close-knit, family-oriented housebuilder?
We’re working with a well-established regional housebuilder to recruit an experienced Buyer to join their friendly and supportive team based in Central Cornwall.
Reporting into the Commercial team, you’ll manage the purchasing process across multiple residential developments, building strong relationships with suppliers while ensuring materials are available to meet construction programmes.
This role would suit an organised and commercially aware Buyer who enjoys working within a collaborative environment and takes pride in building long-term supplier relationships.
Key Responsibilities
- Procure materials, plant, and subcontract services for new build residential developments across the South West
- Obtain competitive quotations and negotiate the best value with suppliers
- Raise and manage purchase orders using COINS
- Monitor material schedules and ensure timely deliveries to site
- Develop and maintain strong relationships with suppliers and manufacturers
- Work closely with the Commercial, Technical, and Site teams to meet build programmes
- Monitor costs and identify opportunities for savings and improved efficiencies
- Resolve supply issues quickly to minimise delays on site
- Maintain accurate purchasing records and supplier information
- Ensure procurement activities comply with company procedures and budgets
Essential Requirements
- Previous experience as a Buyer within a new build residential housebuilder
- Strong knowledge of construction materials and procurement processes
- Experience using COINS software
- Good working knowledge of Microsoft Office, particularly Excel
- Excellent negotiation and communication skills
- Strong organisational skills with excellent attention to detail
- Ability to manage multiple developments and priorities

- Manage day-to-day site operations on a steel frame apartment development
- Coordinate and supervise subcontractors and site teams
- Ensure works are delivered safely, on time, and to programme
- Maintain high standards of quality control and workmanship throughout the project
- Conduct regular site inspections and ensure compliance with building regulations and company standards
- Monitor progress against programme and report on site activities
- Ensure materials, labour, and plant resources are effectively coordinated
- Chair and attend site meetings with subcontractors and stakeholders

Candidate Requirements

- Lead the commercial management of at least two projects concurrently.
