The Opportunity

Sphere Solutions is recruiting on behalf of a successful and growing Cornish business seeking an experienced Architectural Technologist to join its expanding Design & Technical team.

You’ll play a key role in delivering high-quality developments across Cornwall, working across the full development lifecycle — from feasibility and concept design through planning, technical delivery, construction and handover.

The Role

You’ll be responsible for:

  • Producing feasibility layouts, house types, detailed technical and construction drawings.
  • Managing Planning and Building Control applications.
  • Coordinating information from architects, engineers, consultants, contractors and suppliers.
  • Supporting tendering, design programmes, CDM requirements and project delivery.
  • Managing utilities and responding to technical queries and RFIs during construction.

About You

  • 10+ years’ experience delivering multi-unit residential developments, ideally across RIBA Stages 3–5.
  • Strong CAD and technical drawing skills; Archicad and/or 3D modelling experience is advantageous.
  • Proven experience producing Planning, Building Control and construction information packages.
  • Strong coordination, communication and stakeholder management skills.
  • Architectural qualification or significant relevant experience.

A fantastic opportunity has arisen with a regional housebuilder for a Pre-Development Coordinator to join their team in Cornwall.

This is a junior-level opportunity for someone with the right attitude, personality and ambition to build a long-term career within land, planning and technical development.

Working closely with the experienced team, you will initially provide administrative and coordination support, learning how the pre-development process within house building works. With training, mentoring and support available, there is genuine scope to develop your knowledge and responsibilities as you gain experience.

The Role

  • Supporting the Land, Planning and Technical teams with day-to-day administration.
  • Carrying out utility enquiries and maintaining accurate records.
  • Preparing land letters of enquiry and associated documentation.
  • Attending strategic meetings with local councils and producing accurate meeting minutes.
  • Assisting with correspondence, reports and general development documentation.
  • Maintaining spreadsheets, trackers and databases using Microsoft 365 and Excel.
  • Supporting the wider team with research, information gathering and coordination.
  • As your knowledge develops, becoming increasingly involved in land acquisition, planning and technical matters.

About You

Experience within a housebuilder, planning consultancy, architectural practice, estate agency, construction environment or similar professional setting would be advantageous.

You Will Need

  • Excellent IT skills, particularly Microsoft 365 and Excel.
  • Strong written and verbal communication skills.
  • Excellent attention to detail and organisation.
  • The confidence to communicate professionally with councils, consultants and other external stakeholders.
  • A proactive, positive attitude and willingness to learn.
  • The ability to work independently while also being part of a close-knit team.
  • A full UK driving licence, as there will be occasional travel to sites and meetings.
