We are working with a well-established regional housebuilder to recruit an experienced Site Manager to oversee housing developments across Cornwall.

This is an excellent opportunity for a driven and organised construction professional with a strong background in volume housebuilding and a proven track record of delivering high-quality residential schemes safely, on programme, and within budget.


The Role

You will be responsible for the day-to-day management of residential developments, ensuring projects are delivered to the highest standards of quality, health & safety, and customer satisfaction.

Key responsibilities will include:

  • Managing site operations from groundwork through to handover
  • Coordinating subcontractors, suppliers, and site teams
  • Driving programme and production targets
  • Maintaining exceptional health & safety standards on site
  • Managing quality control and LABC/NHBC compliance
  • Liaising with commercial, technical, and customer care teams
  • Building and maintaining strong subcontractor and supply chain relationships
  • Ensuring excellent site presentation and housekeeping standards

Requirements

To be considered for the role, candidates should have:

  • Previous experience as a Site Manager within volume housebuilding
  • Strong experience delivering timber frame housing developments
  • A stable career history demonstrating longevity with employers
  • Excellent knowledge of construction sequencing and site management
  • Strong supply chain and subcontractor management experience
  • SMSTS, First Aid at Work and CSCS Card
  • A trade background would be advantageous, although not essential
  • Strong communication and leadership skills

About the Role

Sphere Solutions are working in partnership with a leading national house builder to recruit an experienced Site Manager to join a major residential development in Plymouth, on a steel frame project.

This is an excellent opportunity to join a well-established developer with a strong pipeline of work and high-quality projects across the South West.


Key Responsibilities

  • Manage day-to-day site operations on a steel frame apartment development
  • Coordinate and supervise subcontractors and site teams
  • Ensure works are delivered safely, on time, and to programme
  • Maintain high standards of quality control and workmanship throughout the project
  • Conduct regular site inspections and ensure compliance with building regulations and company standards
  • Monitor progress against programme and report on site activities
  • Ensure materials, labour, and plant resources are effectively coordinated
  • Chair and attend site meetings with subcontractors and stakeholders

We are seeking a commercially aware and highly organised Development Manager to join a growing property development team delivering residential apartment and change-of-use schemes across Plymouth. This is an excellent opportunity for a property professional with experience in residential development, project coordination, planning, and stakeholder management to play a key role in the successful delivery of modern rental accommodation projects.

This position will oversee developments from planning and pre-construction through to completion and handover, ensuring projects are delivered on programme, within budget, and in line with compliance and operational requirements.


Key Responsibilities

  • Manage residential and Build-to-Rent developments from planning approval through to practical completion and handover
  • Coordinate internal teams including design, technical, construction, and commercial departments
  • Liaise with architects, consultants, contractors, local authorities, funders, and investors throughout the development lifecycle
  • Ensure all development agreements, contracts, and project documentation are effectively managed and maintained
  • Monitor project programmes, key milestones, and delivery targets to ensure successful project outcomes
  • Oversee utility applications, service connections, and statutory approvals

Requirements

  • MRICS qualified or working towards chartership
  • Background within residential development, Build-to-Rent (BTR), mixed-use, or change-of-use schemes
  • Strong understanding of the full development process from acquisition and planning through to construction and completion
  • Knowledge of development agreements, planning processes, contracts, and project delivery frameworks
  • Experience managing multiple stakeholders including consultants, contractors, funders, and local authorities
  • Commercially aware with experience monitoring development budgets and project programmes
  • Strong organisational, communication, and project coordination skills

Desirable Experience

  • Experience delivering apartment schemes or large-scale residential developments
  • Exposure to investor reporting, funding structures, or development appraisals
  • Knowledge of the South West residential development market

We are seeking an experienced Senior Estimator to join our client’s South West team in Exeter. This is a key role within the business, responsible for producing accurate, timely and competitive cost estimates that support new business wins and drive continued growth.

Reporting to the Regional Commercial Director, you will play a pivotal role in protecting the company’s commercial interests, ensuring bids are robust, competitive and carry a low-risk profile.

Key Responsibilities

  • Lead the estimating process for new residential and mixed-use developments
  • Produce accurate, competitive cost plans and tenders to tight deadlines
  • Manage pre-acquisition viabilities and competitive bid submissions
  • Review contractual documentation and identify commercial risks early
  • Develop risk allowances to support confident bid decisions
  • Work closely with commercial, design and operational teams
  • Support and mentor junior estimators
  • Deliver clear handovers to post-contract teams and follow company best practice

Requirements

  • Strong technical knowledge of construction methods, materials, procurement processes and the local subcontract market

  • Experience using Housebuilder and Evaluate estimating systems (advantageous)
