We are looking to appoint an experienced Site Manager to oversee a new build housing development in Ilfracombe, North Devon. This is a permanent role with a reputable residential developer, offering long-term local work.
Responsibilities
- Manage the day-to-day running of a new build housing site
- Coordinate subcontractors, materials, and site logistics
- Ensure works are delivered safely, on programme, and to required quality standards
- Maintain high standards of health & safety and site compliance
- Liaise with the wider project and technical team as required
Requirements
- Previous experience as a Site Manager on new build housing projects
- Valid SMSTS, CSCS, and First Aid certificates (essential)
- Strong leadership and organisational skills
- Good knowledge of local subcontractors in North Devon is highly advantageous

Engineer (Construction)
Location: Exeter – Hybrid working
Contract: Permanent
Salary: £55,000–£70,000
Sphere solutions are working with a national housebuilder to recruit a Construction Engineer who will manage the design of infrastructure and groundwork packages for residential developments. Your main responsibilities will include and not be limited to:
Key Responsibilities
- Arranging and managing service enquiries for new developments, ensuring timely payments for required utilities.
- Overseeing designs produced by external consulting engineers, covering foundations, estate roads, sewers and Section 38, 104 and 278 works.
- Securing and managing adoption agreements (S38, S104, S278), ensuring bonds are set up, reduced and closed on time.
- Input into structural designs for superstructure elements.
- Reviewing consultant designs to ensure value engineering, accuracy and compliance with regulations.
- Working closely with the Technical Team and wider business to support the discharge of planning conditions and building regulations.

- Experience in a similar role with a housing developer.
- Strong knowledge of estate road and sewer construction & inspection.
- Understanding of Highway and Water Industry standards.

Responsibilities
As Quantity Surveyor, you will support the commercial function across multiple projects, ensuring robust financial management and successful project delivery. Key duties include:

Overview
We’re supporting a well-established national housebuilder to recruit an Assistant Site Manager for a major residential development in Exeter. This role is ideal for someone with proven experience delivering high-quality new build homes and enjoys working in a fast-paced, organised environment.
You’ll support the Site Manager with daily operations, ensuring homes are delivered safely, on programme and to excellent quality standards.
Key Responsibilities
- Support day-to-day site operations and supervise subcontractors.
- Complete weekly planning to help achieve build programme deadlines.
- Ensure materials and resources are available in line with build requirements.
- Ensure all operatives comply with Health & Safety regulations and company procedures.
- Maintain site environmental standards and compliance.
- Inspect works at all build stages, ensuring compliance with NHBC and building regulations.
- Attend and coordinate NHBC and Local Authority inspections.
- Produce snag lists and ensure plots are defect-free ahead of completion.
- Work closely with the Sales team on customer choices, variations, and queries.

Experience & Requirements

- Trade background preferred.
- NVQ Level 4 in Residential Construction Site Supervision (or working towards).
- Strong knowledge of NHBC requirements and Building Regulations.
- CSCS card (Manager/Supervisor level), First Aid at Work, and SMSTS.
