We are looking for an experienced Development Manager to lead residential developments from land handover to planning consent, ensuring each scheme is viable, deliverable, and aligned with growth ambitions. You’ll coordinate consultants, engage with local authorities, shape design strategies, and champion high-quality outcomes at every stage.
Key Responsibilities
- Drive development strategy, viability, and planning coordination.
- Manage multi-disciplinary teams to deliver high-quality planning applications.
- Build strong relationships with landowners, planners, stakeholders, and communities.
- Identify and mitigate risks, keeping projects on track.
- Report on budgets, milestones, and progress during the pre-construction phase.
About You
- HND or equivalent Level 5 qualification in a related discipline.
- Commercially aware, confident, and collaborative.
- Experienced in the full housebuilding development process, from land acquisition to sales.
- Strong knowledge of planning policy, land law, contracts, and Section 106 agreements.
- Excellent communicator and problem solver, with a proactive approach to project delivery.

Assistant Site Manager

We are working with a well-established contractor delivering a range of commercial refurbishment & new build projects across Cornwall. Due to continued growth, they are seeking an Assistant Site Manager to support the delivery of projects to the highest standards of safety, quality, and programme.

The Role
As an Assistant Site Manager, you will support the Site Manager in the day-to-day running of site, with a particular focus on live healthcare environments:
- Assisting in the management of site operations to ensure projects are delivered on time and within budget
- Coordinating subcontractors and trades on site
- Ensuring strict adherence to health & safety regulations, particularly within NHS environments
- Monitoring quality and ensuring works meet required standards
- Supporting site documentation, reporting, and progress tracking
- Liaising with clients, consultants, and the wider project team
Requirements
- Experience working in a general contracting environment (NHS works advantageous)
- Demonstrated longevity with previous employers
- Strong understanding of site processes and health & safety compliance
- SMSTS, CSCS, and First Aid at Work
- Good local supply chain knowledge within Cornwall
- Strong IT skills, including MS365

Are you an experienced technical leader with a proven track record in residential development? We’re seeking a Technical Manager to join a growing Pre-Construction team. This pivotal role manages the technical engineering delivery of residential schemes from planning through to build completion.
What You’ll Do
- Manage all technical aspects across multiple residential schemes.
- Oversee engineering design coordination, statutory approvals, and ensure compliance with CDM and Health & Safety regulations.
- Manage consultant appointments, fee budgets, and design programmes.
- Drive value engineering, innovation, and continuous improvement.
- Ensure timely delivery of technical information to support tendering and construction.
What We’re Looking For
- Strong experience in pre-construction/design management within residential or volume housebuilding.
- Excellent knowledge of CDM Regulations, building regulations, and warranty standards.
- Proven ability to manage planning conditions, utilities, and sectional agreements.
- Strategic project management skills with excellent communication and leadership ability.
- HND / Level 5 qualification in construction or civil engineering required. Degree / Level 6 and professional membership desirable.

We are working with a well-established contractor who is seeking an experienced Estimator to join their team, specialising in groundworks projects across the South West.
This is an excellent opportunity for a motivated professional with a proven background in estimating within the construction and/or civil engineering sector.
Key Responsibilities
- Preparing accurate cost estimates for groundworks and civil engineering projects
- Analysing drawings, specifications, and project requirements
- Liaising with clients, subcontractors, and suppliers to ensure competitive and accurate tenders
- Supporting the commercial and operations teams throughout the project lifecycle
- Identifying risks, opportunities, and value engineering options
Requirements
- Proven experience as an Estimator
- Experience within groundworks, civil engineering, or development would be advantageous
- Strong knowledge of construction processes, materials, and industry regulations
- Excellent IT skills, with proficiency in estimating software and MS Office / COINS
- Ability to manage multiple tenders and work to deadlines
- Strong communication and negotiation skills
